Viewing Homes During COVID-19
Since many communities are still in quarantine mode, we have to find new ways to view homes during the COVID-19 lockdown!
They’re not really new ways – but up until now, most virtual reality photography has been seen on upscale properties. If I can see into my crystal ball, I will tell you that I believe this is now the wave of the future. Listing agents are going to have to invest in 3-D property tours if they want their listings to be seen.
I can understand why home sellers are uneasy about strangers coming into their homes. Maybe buyers are coming into town from states that have a high rate of Coronavirus? It’s impossible to know who is walking through your house or the state of their health.
I can also understand why buyers might be uneasy about the same things. Who has walked through the house before they arrived? There’s a great deal of uncertainty right now.
5 Ways to View Homes During the COVID-19 Lockdown
1 – View it Yourself – The way we’ve always done it. This is better if the house is vacant, but if the seller agrees, it’s the best way to see a house.
2 – Photos – This depends on the skill of the photographer. I’ve seen many photos where agents have used a fish-eye lens, which is totally unrealistic. A wide-angle lens is fine, but it should be a natural, truthful look at the rooms.
3 – Virtual Tours – Sometimes these are actual virtual tours – but many times they are just photos with music playing.
4 – 3-D Virtual Tours – These are awesome. They will show the room layout (even basements and 2nd floors). You can actually walk through the rooms, turn around, look up or look down. You can view these on your computer screen or with a Google VR viewer. Take a look at what you can see with a 3-D tour.
5 – Agent Preview – I preview homes frequently because I have a lot of out-of-town buyers. My comprehensive preview includes a total report on the property, including:
- My honest opinion of the property condition including any obvious structural problems, room sizes/layout, appliances, floor coverings, etc.
- My opinion of value, backing it up with comparables.
- Plat Map showing boundary lines of the property.
- Additional Photos (with seller’s approval). This would include photos of any areas of specific interest to the potential buyer, as well as neighborhood photos of anything positive or negative.
- Flood Map of the Property. I make sure the client is aware of any potential flooding issues on or around the home.
- Property Condition Disclosures
- HOA Documents and Fees, and what amenities they include.
I believe we’ll be seeing more virtual and 3-D tours in the future. They are a great way to homes – COVID-19.
