Questions to Ask before Buying Condos in Branson MO

  • What are the HOA RulesBuying a Condo is much different than buying a single-family home.  There are many rules and regulations that condo owners must abide by, and the time to know about them is BEFORE you sign that contract!
  • How Much are the HOA fees?  And what do they include?  Grounds and exterior maintenance?  Water/Sewer?  Trash Pick-up?
  • Who Fixes What?  Be sure you understand this BEFORE you buy!  What are your responsibilities?
  • What is the Financial Condition of the HOA?  Do they have funds set aside for emergencies, or will they require a special assessment for any problems that arise?  Check to make sure they have a healthy balance in their checkbook!
  • Unwanted Amenities?  Do you want to pay for a swimming pool or golf course that you won’t use?
  • Can I Do Any Landscaping or Put up a Fence?  Add a Patio?  Maybe…maybe not!  It depends on the HOA rules.  Now is the time to find out!
  • Can I Have a Pet?  Usually, but many times there is a size/weight limit.
  • Can I Rent it Out when I’m not there?  Some developments allow for vacation rentals and some do not.  Some only allow a certain number of rentals in the development at any given time, and you will have to be on a waiting list if this is what you desire.  Check it out!
  • Parking!  How many vehicles and what kind of vehicles can be parked?  And where?  Are there designated parking spaces?  What if you have a camper or boat?  Where will your visitors park?
  • Children?  Are they allowed?  Or is it an adult community?  If you have grandchildren, how long can they visit?

Q:  Are Condos less expensive?

A:  They can be less expensive to purchase, but you need to remember the HOA fees.  They can increase your monthly housing expenses dramatically.

Q:  Do I have to pay for Homeowner's Insurance?

A:  Typically, No!  The HOA fees should cover the building insurance - but you should consider purchasing a Renters Policy to cover your furnishings.

Q:  What happens if I don't follow the HOA rules?

A:  You won't be having much fun!  You can be penalized legally and monetarily!  It's more trouble than you probably want, so be sure to check those HOA rules to be sure you can follow them.

Q:  Can I redecorate my condo?

A:  Yes, in most cases you can decorate the inside of your unit as you wish.  Most likely, you won't be able to change the outside.  Some developments allow you to plant some flowers near  your entrance, but check your HOA rules for this determination.
